** Summary of Position: To be on site at WB Arena location at Chark Angre along the Tonle Bassac, it is easily accessible from National Road (NR) 2 and Hun Sen Boulevard as well as by boat on the Tonle Bassac ,targeted at both locals and tourists, WB Arena will combine shopping, entertainment, relaxation and food & beverage within a single entertainment complex. Operation Officer will have to organize the day to day operation of that property. The Operation Officer will provide the site with a professional property management service at all times, and will report directly to the Property Manager and the Landlord or his/her authorised person at the management company. The Operation Officer will be responsible for all staff under his or her control and they will ensure that the overall management service provided to the owners and tenants is comprehensive, consistent and at all times professional. Responsibility will also extend to include the Service Department Division assigned to the property. ** Job Tasks and Responsibilities: - Inspect the general condition of the security operations, move-in and move-out. Recommend and initiate enforcement action where appropriate. - Weekly reports explaining actions, results, progress and deadlines of operational matters in performing the duties outlined in this agreement. - Sub-contractor management and sub-contractor selection and tender processes. - Ensure the security and safety of any vacant units. - Manage the Cleaning, Technical, Landscaping and Security Departments. - Approve and optimise cleaning and security rosters. - Undertake spot checks on parking, security, fitness centre and & common areas. - Commit to operational and customer service improvement for day to day operations. - Monitor and manage daily attendance records of all staff including sub contractors. - Undertake staff performance reiews. - Staff Training and integration with other departments / service lines. - Manage and action Owners and Occupiers – Complaints & Requests in a professional and timely manner. - Coordinate and monitor procedures to control owners' fit out works in accordance with the building regulations and obligations by the owners, tenants, service providers (contractors) and fit-out companies, including renovation and its impact on the Building including common areas and private spaces. - Owner/Tenant liaison responsibilities and providing a high level of customer service by demonstrating good customer service principles in line with the rules, regulations and policies of the Building. - Work with all contractors when necessary to ensure the smooth operation of the Building. - Answer all property management queries and complaints from tenants and from Owners in a professional, polite and timely manner. - To be in-charge of implementing and executing all necessary security, emergency and risk management plans for the building including emergency evacuation and fire drills. - Provide assistance to the accounting department to follow up late payments. - To ensure the regular monthly reading of all meters in a timely and accurate manner and submit the same to the Accounts Department in timely manner. - Any other duties and tasks as directed and assigned by the Property Manager.

- At Least 2 year experience - Have good Microsoft Office skills - Be highly organized - Be hard working - Good speaking , reading and writing English to a very good standard.
