Jobs Description

1. Presenting properties and provided amenities in a positive light to prospective tenants 2. Acting as property manager for property owners and help them navigate the property market 3. Advertising available properties using a variety of media and promoting materials II. Expected Result (Describe the expected result for this position to be achieved) - We are looking for a Leasing Agent with proven results to present and lease properties to prospective lessors. The goal is scout potential clients, turn them into actual ones and achieve high occupancy rates. III. Main Tasks (Describe the main tasks to be completed) 1. Research, identify, and contact potential new tenants and assist them in application applying process. 2. Tenant Management / Lease Administration & Documentation. 3. Prepares and maintains all necessary documents for contracts, amendments, lease summaries and other document related to leasing operations. 4. Meets and negotiates with potential retailers or tenants to secure the deals and submit offers. 5. Meets the tenants to hear their issues & ideas and arrange a solution to their problems. 6. Achieve tenant satisfaction within the limits and conditions provided by the OMH management and other related regulations, company policies and procedures, convention and practices that are established. 7. Acquisition of new tenants building up and maintaining good relations with current and potential tenants and lease agents. 8. Study, review and recommend policies and procedures that will increase, improve, and maximize tenant occupancy of the OMH. 9. Collaborate with other Departments for the improvement of tenant’s performance as well as tenancy and leasing operations for the purpose of actualizing target rental income budget and planned occupancy levels; achieve tenant satisfaction within the limits and conditions. 10. Reply to leasing enquiries from tenants interested in leasing. 11. Generate leasing activity through leasing enquiries, email, telephone, messaging, and events. 12. Develop and maintain strong relationships with new and existing tenants. 13. Prepare “Letter of Offer” and “Lease Agreements.” 14. Take ownership of your clients and customers. 15. Wok as part of a team to learn and share. 16. Coordinate leasing activity with team members and superior management. 17. Finding the potential tenant to lease the space. 18. Preparing related work for each site visit, including leasing quotation and agreements. 19. Need to report every problem to Leasing Supervisor/Manager. 20. Maintaining good relationship with tenant. 21. Preparing the monthly report to Leasing Supervisor/Manager. 22. Monitor the lease expiration, term, and condition. 23. Handle and deal with customer’s complain with care and importance. 24. Responsible for move out process of non-renewal and early termination leases. 25. Maintaining all lease file systems, both in paper format and electronically that can be easily accessed by the team. 26. Prepare and distribute correspondence such as memos and letters. 27. Examining properties and informing maintenance staff of issues. 28. Accepting rent payments, security deposits and other applicable fees. 29. Maintains current information on all aspects of a property including size, special features, expiration of current leasing agreements and pricing. 30. Verifies information on leasing applications. IV. Authority and Communication (Describe the scope of authority given and related Department / function to deal with) 1. Able to make discuss with Manager on issue happened within own departments and proposing solutions 2. Able to communicate, support, ask for supports and discuss for collaboration among departments within OMH

Jobs Requirement

1. Completed bachelor’s degree of business or related major. 2. English, and Khmer language skills with Chinese/Mandarin skills preferred. 3. Having at least 2 year working experience in retail leasing field. 4. Having wide network in retail market. 5. Knowledgeable about market trend. 6. Possessing excellence communication, negotiation, and critical thinking skills. 7. Able to work under pressure and within deadline.. 8. Possessing Computer skills. 9. Enthusiastic and confident in collaborating with people. 10. Motivated in growing and learning from challenges.
