• Graduated in Engineer or related fields • Ensure all equipment are properly maintained and operated to the highest standards and comply with all statutory requirements • Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals. • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units. • Enforces occupancy policies and procedures by confronting violators • Contracts with tenants by negotiating leases; collecting security deposit. • Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services • Maintain building systems by contracting for maintenance services, supervising repairs • Secures property by contracting with security petrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, responding to emergencies. • Prepare reports by collecting, analyzing and summarizing data and trends. • Controlling procurement and expenditure costs • To identify needs and suggestions in preparing budgets and expenditure projections and major system improvements • Produce and review existing property management processes, procedures and systems • Reinforce the implementation the overall policies, standards and procedures for related Operations • Visiting properties and carrying out inspections • Assessing and evaluating reported maintenance issues • Establish terms and conditions for property
